Most building works require approval under the Building Regulations. This includes replacement windows and new central heating boilers. It also includes some refurbishment works to the building fabric. There are some small works which are exempt.

The drive towards more sustainable homes and buildings has increased the complexity of complying with some of the regulations in recent years. Today it can be necessary to test new dwellings for sound transmission through party walls, air tightness and thermal insulation and performance. For small developments there are some concessions available.
