Building works, particularly in towns and cites can often have an impact on the structure and condition of near neighbours if they are not carried out carefully, and with due consideration. The Party Wall Act provides a legal framework and procedure to protect neighbours from damage to their properties. At the same time it also protects builders and developers from spurious claims. Depending on the detail of the works the Act is relevant when there are neighbouring buildings within six metres of the proposed works. The works can include any excavations, including those for services and drains.
